Claims

Abstract

The present invention is a modular multi-story building construction system which has visually exposed structural components and/or panels exposing the structural connections for inspection by building and safety officials. In addition to the exposed components for ease of inspection, the present invention has a unique lifting system that combines a winch and pulley system with a supported post or pole to support the weight of the panels being lifted. Because of the unique lifting system, two adult persons can assemble the modular structures without heavy equipment.

1 . A modular multi-story building construction system for use by a pair of adult persons to build a housing structure comprising
 a plurality of panels, two of said plurality of panels being a first panel and a second panel configured for an assembly and/or an installation by said pair of adult persons,   a lifting apparatus having at least a first steel post and a second steel post configured for lifting said plurality of panels from opposing corners of an existing foundation,   a plurality of floor elements, one of said plurality of floor elements being a first floor element having a concrete slab, and   a roof having at least a first steel “C” shaped beam configured for creating a second floor or a roof which is supported from said concrete slab by said plurality of panels.   
     
     
         2 . The modular multi-story building construction system of  claim 1  wherein said plurality of panels are configured having a weight less than sixty kilograms for assembly and/or installation by said pair of adult persons. 
     
     
         3 . The modular multi-story building construction system of  claim 1  wherein said plurality of panels are configured having a weight less than one hundred twenty kilograms for assembly and/or installation by said pair of adult persons. 
     
     
         4 . The modular multi-story building construction system of  claim 1  wherein said plurality of panels are configured ensuring all structural components and/or connections are visually exposed for construction and/or safety inspection by building and safety officials. 
     
     
         5 . The modular multi-story building construction system of  claim 1  comprising an anchor bolt jig system configured to eliminate common on-site errors and omissions wherein said plurality of panels are configured with pre-drilled holes for anchor bolts and electrical wiring,
 wherein a plywood sheathing is configured fastened onto a plurality of studs, two of said plurality of studs being a first stud and a second stud, and optionally a window opening and/or a door opening are framed configured to accommodate an on-site installation of a window and/or a door, and 
 said plurality of panels are configured with a plurality of screws partially installed for connecting said plurality of panels to each other and attaching them to a top-plate. 
 
     
     
         6 . The modular multi-story building construction system of  claim 5  wherein said anchor bolt jig system is configured for assembly/installation/inspection and shipment to a job site for assembly and/or installation by said pair of adult persons. 
     
     
         7 . The modular multi-story building construction system of  claim 4  wherein said plurality of panels comprise engineer approval and are configured to enable a visual inspection for construction compliance to ensure compliance with a building code. 
     
     
         8 . The modular multi-story building construction system of  claim 1  wherein said steel posts further comprise a v-shaped groove having wheels therein to raise, lower, and hoist a panel holding said panel in place to be easily tilted into a location and securely fastened. 
     
     
         9 . The modular multi-story building construction system of  claim 1  configured for a two-person construction of a one-story dwelling on a property. 
     
     
         10 . The modular multi-story building construction system of  claim 1  configured for a two-person construction of a two-story dwelling on a property. 
     
     
         11 . The modular multi-story building construction system of  claim 1  configured for a two-person construction of a three-story dwelling on a property. 
     
     
         12 . The modular multi-story building construction system of  claim 1  configured for a two-person construction of a four to seven-story dwelling on a property. 
     
     
         13 . The modular multi-story building construction system of  claim 1  wherein said plurality of panels further comprises
 an upper top-plate configured for an ease of alignment during a lifting and/or a tilting and for a fastening to an attaching platform and/or a roof, 
 a plurality of pre-drilled holes through said plurality of panels wherein said plurality of pre-drilled holes comprises at least a first pre-drilled hole and a second pre-drilled hole configured for operational placement of a plurality of anchor bolts comprising at least a first anchor bolt and a second anchor bolt and/or an electrical wiring, and 
 a lower top-plate operationally connected to said plurality of panels configured wherein said upper top-plate and said lower top-plate glide into an alignment when connected. 
 
     
     
         14 . The modular multi-story building construction system of  claim 1  wherein said lifting apparatus comprises a first T-shaped lifting post having a first pulley operationally attached to a top of said first T-shaped lifting post with a lifting cable functionally attached to a hoist that is connectively attached to a bottom of said first T-shaped lifting post wherein said lifting cable is configured to lift a modular construction element, and said hoist is functionally attached to a first linear activator and a second linear activator configured to operate said hoist. 
     
     
         15 . The modular multi-story building construction system of  claim 14  further comprising at least a second pulley configured to lift said modular construction element. 
     
     
         16 . The modular multi-story building construction system of  claim 14  further comprising a plurality of T-shaped lifting posts, two of said plurality of T-shaped lifting posts being said first T-shaped lifting post and a second T-shaped lifting post wherein each of said plurality of T-shaped lifting posts comprises a T-shaped lifting post that is outfitted and configured identical to said first T-shaped lifting post. 
     
     
         17 . The modular multi-story building construction system of  claim 1  wherein one of said plurality of panels is a modular construction panel comprising
 a panel having
 an upper top-plate configured for an ease of alignment during a lifting and/or a tilting and for a fastening to an attaching platform and/or a roof, 
 an anchor bolt jig system comprising
 a plurality of pre-drilled holes through said panel wherein said plurality of pre-drilled holes comprises at least a first pre-drilled hole and a second pre-drilled hole configured for operational placement of a plurality of anchor bolts comprising at least a first anchor bolt and a second anchor bolt and/or an electrical wiring, and 
 
 a lower top-plate operationally connected to said panel 
 
 configured wherein said upper top-plate of a first modular construction panel and said lower top-plate of a second modular construction panel glide into an alignment when connected. 
 
     
     
         18 . The modular multi-story building construction system of  claim 17  wherein said second modular construction panel is a roof. 
     
     
         19 . The modular multi-story building construction system of  claim 17  wherein said anchor bolt jig system is configured for assembly/installation/inspection and shipment to a job site. 
     
     
         20 . The modular multi-story building construction system of  claim 17  wherein said panel comprises engineer approval and is configured to enable a visual construction compliance inspection to ensure a compliance with a building code. 
     
     
         21 . A modular multi-story building construction system for use by a pair of adult persons to build a housing structure comprising
 a plurality of panels, two of said plurality of panels being a first panel and a second panel configured for an assembly and/or an installation by said pair of adult persons,   a lifting apparatus having at least a first steel post and a second steel post configured for lifting said plurality of panels from opposing corners of an existing foundation,   a plurality of floor elements, one of said plurality of floor elements being a first floor element having a concrete slab,   a roof having at least a first steel “C” shaped beam configured for creating a second floor or a roof which is supported from said concrete slab by said plurality of panels, and   an anchor bolt jig system configured to eliminate common on-site errors and omissions wherein said plurality of panels are configured with pre-drilled holes for anchor bolts and electrical wiring,   wherein a plywood sheathing is configured fastened onto a plurality of studs, two of said plurality of studs being a first stud and a second stud, and optionally a window opening and/or a door opening are framed configured to accommodate an on-site installation of a window and/or a door, and   said plurality of panels are configured with a plurality of screws partially installed for connecting said plurality of panels to each other and attaching them to a top-plate.

         23 . A modular multi-story building construction system for use by a pair of adult persons to build a housing structure comprising
 a plurality of panels, two of said plurality of panels being a first panel and a second panel configured for an assembly and/or an installation by said pair of adult persons,   a lifting apparatus having at least a first steel post and a second steel post configured for lifting said plurality of panels from opposing corners of an existing foundation,   a plurality of floor elements, one of said plurality of floor elements being a first floor element having a concrete slab, and   a roof having at least a first steel “C” shaped beam configured for creating a second floor or a roof which is supported from said concrete slab by said plurality of panels   wherein said steel posts further comprise a v-shaped groove having wheels therein to raise, lower, and hoist a panel holding said panel in place to be easily tilted into a location and securely fastened.   
     
     
         24 . A modular multi-story building construction system for use by a pair of adult persons to build a housing structure comprising
 a plurality of panels, two of said plurality of panels being a first panel and a second panel configured for an assembly and/or an installation by said pair of adult persons,   a lifting apparatus having at least a first steel post and a second steel post configured for lifting said plurality of panels from opposing corners of an existing foundation,   a plurality of floor elements, one of said plurality of floor elements being a first floor element having a concrete slab, and   a roof having at least a first steel “C” shaped beam configured for creating a second floor or a roof which is supported from said concrete slab by said plurality of panels,   wherein said plurality of panels further comprises   an upper top-plate configured for an ease of alignment during a lifting and/or a tilting and for a fastening to an attaching platform and/or a roof,   a plurality of pre-drilled holes through said plurality of panels wherein said plurality of pre-drilled holes comprises at least a first pre-drilled hole and a second pre-drilled hole configured for operational placement of a plurality of anchor bolts comprising at least a first anchor bolt and a second anchor bolt and/or an electrical wiring, and   a lower top-plate operationally connected to said plurality of panels configured wherein said upper top-plate and said lower top-plate glide into an alignment when connected.   
     
     
         25 . A modular multi-story building construction system for use by a pair of adult persons to build a housing structure comprising
 a plurality of panels, two of said plurality of panels being a first panel and a second panel configured for an assembly and/or an installation by said pair of adult persons,   a lifting apparatus having at least a first steel post and a second steel post configured for lifting said plurality of panels from opposing corners of an existing foundation,   a plurality of floor elements, one of said plurality of floor elements being a first floor element having a concrete slab, and   a roof having at least a first steel “C” shaped beam configured for creating a second floor or a roof which is supported from said concrete slab by said plurality of panels,   wherein one of said plurality of panels is a modular construction panel comprising

 a plurality of pre-drilled holes through said panel wherein said plurality of pre-drilled holes comprises at least a first pre-drilled hole and a second pre-drilled hole configured for operational placement of a plurality of anchor bolts comprising at least a first anchor bolt and a second anchor bolt and/or an electrical wiring, and 
 
 a lower top-plate operationally connected to said panel 
 
   configured wherein said upper top-plate of a first modular construction panel and said lower top-plate of a second modular construction panel glide into an alignment when connected.   
     
     
         26 . The modular multi-story building construction system of  claim 25  wherein said second modular construction panel is a roof. 
     
     
         27 . The modular multi-story building construction system of  claim 25  wherein said anchor bolt jig system is configured for assembly/installation/inspection and shipment to a job site. 
     
     
         28 . The modular multi-story building construction system of  claim 25  wherein said panel comprises engineer approval and is configured to enable a visual construction compliance inspection to ensure a compliance with a building code.
