Abstract

A method and system for handling data field tasks, the system comprising a database containing records and data fields associated with real estate ownership expense insurance policies that reimburses for increases in property ownership expenses including increases in maintenance fees and assessments from non-covered losses, an underwriting server communicatively coupled to one or more client devices and data sources over a communications network, the underwriting server comprising a processor that configures processes to the data sources and generates data source connections to receive information from the data sources, and a scheduler that allocates threads within the processes to at least one of the data fields associated with premium for coverage, expenses, and reimbursement of the real estate ownership expense insurance policies, and assigns the threads to tasks for performing operations on the at least one of the data fields based on the information from the data sources.

         14 . A computing system for providing real estate ownership expense insurance, the system comprising a plurality of computing devices communicatively coupled to one another over a network, the system comprising:
 an underwriting server communicatively coupled to one or more client device over the network to receive from the one or more client devices first electronically transmitted information representing an application for an insurance policy to cover real estate ownership expenses for a given property, the first electronically transmitted information including at least property owner, property address and ownership of record for the given property;   one or more databases electronically storing actuarial information; and   the underwriting server comprising a plurality of computer system components including at least:
 a public records module configured to interface with one or more governmental servers to retrieve property data; 
 a property verifier configured to access property ownership data using the public records module and to verify the property address and ownership of record in the first electronically transmitted data against the property data; 
 a credit verifier configured to interface with one or more credit agency servers to retrieve credit information about the property owner and verify the property owner's credit; 
 a social media aggregator configured to retrieve user content data regarding the property owner and property address from one or more social media servers; 
 an events analyzer configured to aggregate electronic content associated with real estate ownership expenses from at least the public records module and social media aggregator; and 
 a risk assessor configured to retrieve actuarial data from the one or more databases, analyze the aggregated electronic content and retrieved actuarial data to assess risk associated with real estate ownership expenses for the property address, perform underwriting for the insurance policy in the application based on the risk assessment, and generate a quote for a real estate ownership expense insurance policy based on the underwriting that reimburses for increases in property ownership expenses for a coverage period. 
   
     
     
         15 . The system of  claim 14 , wherein the risk assessor is configured to generate a quote as an alert identifying non-coverage of property cost-increase risk events based on the risk assessment. 
     
     
         16 . The system of  claim 14 , wherein the risk assessor is configured to generate the quote by calculating at least one of a premium, reimbursement benefit, deductible, and coverage of the real estate ownership expense insurance policy. 
     
     
         17 . The system of  claim 14 , wherein the underwriting server is configured to electronically transmit the quote for the real estate ownership expense insurance policy to the one or more client devices. 
     
     
         18 . The system of  claim 17 , wherein the underwriting server is configured to receive from the one or more client devices an electronic response to the electronically transmitted quote. 
     
     
         19 . The system of  claim 14 , wherein the risk assessor is configured to generate the quote to include a coverage start date which delays implementation of the real estate ownership expenses insurance policy by a given time period. 
     
     
         20 . The system of  claim 14 , wherein the underwriting server further comprises a scheduler configured to schedule tasks performed by the underwriting server components. 
     
     
         21 . A computerized method performed by an underwriting server for providing real estate ownership expense insurance, the underwriting server being communicatively coupled to over a network to one or more client devices and one or more databases electronically storing actuarial information, the method comprising:
 receiving from the one or more client devices first electronically transmitted information representing an application for an insurance policy to cover real estate ownership expenses for a given property, the first electronically transmitted information including at least property owner, property address and ownership of record for the given property;   interfacing with one or more governmental servers to retrieve property data;   verifying the property address and ownership of record in the first electronically transmitted data against the retrieved property data;   interfacing with one or more credit agency servers to retrieve credit information about the property owner;   verifying the property owner's credit based on the retrieved credit information;   retrieving user content data regarding the property owner and property address from one or more social media servers;   aggregating electronic content associated with real estate ownership expenses from at least the retrieved property data and user content data;   retrieving actuarial data from the one or more databases;   analyzing the aggregated electronic content and retrieved actuarial data to assess risk associated with real estate ownership expenses for the property address and perform underwriting for the insurance policy in the application based on the risk assessment; and   generating a quote for a real estate ownership expense insurance policy based on the underwriting that reimburses for increases in property ownership expenses for a coverage period.   
     
     
         22 . The method of  claim 21 , wherein generating a quote comprises generating an alert identifying non-coverage of property cost-increase risk events based on the risk assessment. 
     
     
         23 . The method of  claim 21 , wherein generating the quote comprises calculating at least one of a premium, reimbursement benefit, deductible, and coverage of the real estate ownership expense insurance policy. 
     
     
         24 . The method of  claim 21 , further comprising the underwriting server electronically transmitting the quote for the real estate ownership expense insurance policy to the one or more client devices. 
     
     
         25 . The method of  claim 24 , further comprising the underwriting server receiving from the one or more client devices an electronic response to the electronically transmitted quote. 
     
     
         26 . The system of  claim 21 , wherein generating the quote comprises including in the quote a coverage start date which delays implementation of the real estate ownership expenses insurance policy by a given time period. 
     
     
         27 . The system of  claim 21 , further comprising scheduling tasks performed by the underwriting server.

Non-transitory computer-readable media comprising program code that when executed by a programmable processor in an underwriting server causes execution of a method for providing real estate ownership expense insurance, the underwriting server being communicatively coupled to over a network to one or more client devices and one or more databases electronically storing actuarial information, the program code comprising:
 computer program code for receiving from the one or more client devices first electronically transmitted information representing an application for an insurance policy to cover real estate ownership expenses for a given property, the first electronically transmitted information including at least property owner, property address and ownership of record for the given property;   computer program code for interfacing with one or more governmental servers to retrieve property data;   computer program code for verifying the property address and ownership of record in the first electronically transmitted data against the retrieved property data;   computer program code for interfacing with one or more credit agency servers to retrieve credit information about the property owner;   computer program code for verifying the property owner's credit based on the retrieved credit information;   computer program code for retrieving user content data regarding the property owner and property address from one or more social media servers;   computer program code for aggregating electronic content associated with real estate ownership expenses from at least the retrieved property data and user content data;   computer program code for retrieving actuarial data from the one or more databases;   computer program code for analyzing the aggregated electronic content and retrieved actuarial data to assess risk associated with real estate ownership expenses for the property address and perform underwriting for the insurance policy in the application based on the risk assessment; and   computer program code for generating a quote for a real estate ownership expense insurance policy based on the underwriting that reimburses for increases in property ownership expenses for a coverage period.   
     
     
         29 . The non-transitory computer-readable media of  claim 28 , further comprising computer program code for generating a quote by generating an alert identifying non-coverage of property cost-increase risk events based on the risk assessment. 
     
     
         30 . The non-transitory computer-readable media of  claim 28 , further comprising computer program code for generating the quote by calculating at least one of a premium, reimbursement benefit, deductible, and coverage of the real estate ownership expense insurance policy.
