Abstract

Systems and methods are provided for defining, measuring and tracking aspects, such as property defects. Based on the survey data, quantitative detail for the property defects is determined and treatment approaches selected.

What is claimed is: 
     
         1 . A system for property defect tracking, comprising:
 a property defect management computing system, the property defect management computing system comprising at least one processor and non-transitory computer readable medium having instructions stored thereon which when executed by the at least one processor cause the at least one processor to:
 store a plurality of different treatment approaches in a memory; 
 receive survey data from a property, wherein the survey data comprises geospatial information for each of a plurality of property defects of the property; and 
   wherein the survey data comprises digital imagery for each of the plurality of property defects; and
 based on the survey data, determine a quantitative detail for each of the plurality of property defects, wherein the quantitative detail of at least one of the plurality of property defects is a dimensional detail; 
 select a treatment approach from the plurality of treatment approaches for each of the plurality of property defects, wherein for each of the plurality of property defects, the selected treatment approach is based at least partially on the quantitative detail of the property defect; and 
 visually convey on a map of the property geographic locations of each of the plurality of property defects. 
   
     
     
         2 . The system for property defect tracking of  claim 1 , wherein the geospatial information is collected by a GPS-enabled device operated at the property by a user. 
     
     
         3 . The system for property defect tracking of  claim 1 , wherein the instructions further cause the at least one processor to:
 receive pre-survey data, wherein the pre-survey data identifies one or more property characteristics of the property, wherein the one or more property characteristics comprise one or more of a building location, one or more property segmentations, facility labels, and traffic conditions.   
     
     
         4 . The system for property defect tracking of  claim 1 , wherein the survey data comprises classification information for one or more of the plurality of property defects. 
     
     
         5 . The system for property defect tracking of  claim 4 , wherein the classification information comprises a severity rating of the property defect. 
     
     
         6 . The system for property defect tracking of  claim 1 , wherein the digital imagery is any of a still photograph, a video, and a thermal image. 
     
     
         7 . The system for property defect tracking of  claim 1 , wherein selected treatment approach comprises a cost of treatment, wherein the cost of treatment is based at least partially on the quantitative detail of the property defect. 
     
     
         8 . The system for property defect tracking of  claim 1 , wherein the instructions further cause the at least one processor to:
 generate a bid package based on the survey data, wherein the bid package identifies at least one of the plurality of property defects and the selected treatment approach for of the identified property defect.   
     
     
         9 . The system for property defect tracking of  claim 1 , wherein the survey data comprises survey data from a roof of the property, wherein the property defect is any of a leak, a crack, a missing shingle, a gutter defect, and a chimney defect. 
     
     
         10 . A computer-based method for property defect tracking, by a property defect management computing system comprising instructions stored in a memory, which when executed by a processor of the property defect management computing system, cause the property defect management computing system to perform the method comprising:
 receiving, at the property defect management computing system, survey data from a property, wherein the survey data comprises geospatial information for each of a plurality of property defects of the property; wherein the survey data comprises digital imagery of the property;   based on the survey data, determining, by the property defect management computing system, a quantitative detail for each of the plurality of property defects;   visually convey on a map of the property a geographic location of each of the plurality of property defects; and   for each of the plurality of property defects visually conveyed on the map, visually convey quantitative detail for the respective property defect.   
     
     
         11 . The computer-based method for property defect tracking of  claim 10 , further comprising:
 receiving pre-survey data, wherein the pre-survey data identifies one or more property characteristics of the property, wherein the one or more property characteristics comprise one or more of a building location, one or more property segmentations, facility labels, and traffic conditions.   
     
     
         12 . The computer-based method for property defect tracking of  claim 10 , wherein the survey data comprises classification information for one or more of the plurality of property defects. 
     
     
         13 . The computer-based method for property defect tracking of  claim 12 , wherein the classification information comprises a severity rating of the property defect. 
     
     
         14 . The computer-based method for property defect tracking of  claim 10 , further comprising:
 selecting, by the property defect management computing system, a treatment approach for each of the plurality of property defects, wherein for each of the plurality of property defects, the selected treatment approach is based at least partially on the quantitative detail of the property defect; and   generating, by the property defect management computing system, a bid package based on the survey data, wherein the bid package identifies at least one of the plurality of property defects and the selected treatment approach for the identified property defect.   
     
     
         15 . The computer-based method for property defect tracking of  claim 10 , wherein the digital imagery is any of a still photograph, a video, and a thermal image. 
     
     
         16 . The computer-based method for property defect tracking of  claim 10 , wherein the selected treatment approach comprises a cost of treatment, wherein the cost of treatment is based at least partially on the quantitative detail of the property defect. 
     
     
         17 . A computer-based method for infrastructure defect tracking, by a defect management computing system comprising instructions stored in a memory, which when executed by a processor of the defect management computing system, cause the defect management computing system to perform the method comprising:
 storing, by the defect management computing system, a plurality of different treatment approaches in a memory;   receiving, at the defect management computing system, infrastructure survey data, wherein the infrastructure survey data comprises geospatial information for each of a plurality of defects of the infrastructure; wherein the infrastructure survey data comprises digital imagery of the infrastructure;   based on the infrastructure survey data, determining, by the defect management computing system, quantitative detail for each of the plurality of infrastructure defects; and   selecting, by the defect management computing system, a treatment approach from the plurality of treatment approaches for each of the plurality of infrastructure defects, wherein for each of the plurality of infrastructure defects, the selected treatment approach is based at least partially on the quantitative detail of the infrastructure defect.   
     
     
         18 . The computer-based method for defect tracking of  claim 17 , further comprising:
 receiving pre-survey data, wherein the pre-survey data identifies one or more characteristics of the infrastructure.   
     
     
         19 . The computer-based method for defect tracking of  claim 17 , wherein the survey data comprises classification information for one or more of the plurality of infrastructure defects. 
     
     
         20 . The computer-based method for defect tracking of  claim 19 , wherein the classification information comprises a severity rating of the infrastructure defect. 
     
     
         21 . The computer-based method for defect tracking of  claim 17 , wherein the digital imagery is any of a still photograph, a video, and a thermal image.
