Abstract
An insurance system for home sharing may comprise a mobile device of a homeowner, one or more databases storing insurance factor data, a plurality of sensors configured to monitor one or more home features, and a server comprising one or more processors and memory. The server may be configured to receive, from the mobile device, data indicating that the homeowner is renting out a home, determine a value for frequency of rentals for the home based on the data indicating that the homeowner is renting out the home, and receive, from the plurality of sensors, monitored data for the one or more home features. The server may compute an insurance premium for the homeowner based on the value for frequency of rentals for the home, the monitored data for the one or more home features, and the insurance factor data and transmit the insurance premium to the mobile device.

2 . A method for property damage analysis, the method comprising:
receiving a first plurality of photos of one or more features of a home, the first plurality of photos captured by a mobile device prior to a predetermined period of time beginning; storing the first plurality of photos in a digital repository as a baseline for damage determination; receiving a second plurality of photos of the one or more features of the home, the second plurality of photos captured by the mobile device after the predetermined period of time expires; comparing the second plurality of photos of the one or more features of the home to the baseline corresponding to the first plurality of photos; identifying damage to the one or more features of the home using image analysis, the damage identified based on the comparing of the second plurality of photos of the one or more features of the home to the baseline.
3 . The method of claim 2 , further comprising:
receiving monitored data from one or more connected home sensors at the home, the monitored data indicating a performance and a quality of the one or more features of the home; determining whether the one or more features of the home are operating within an expected range based on the monitored data; and if the one or more features are operating outside the expected range, identifying the damage occurred to the one or more features of the home.

The method of claim 3 , wherein the one or more connected home sensors at the home include at least one of motion sensors, water heater sensors, power sensors, moisture sensors, temperature sensors, window sensors, sump pump sensors, heat or smoking sensing devices, presence sensors, float sensors, speed sensors, breakage sensors, camera, or proximity sensors.
5 . The method of claim 3 , wherein the one or more connected home sensors at the home capture a video feed.
6 . The method of claim 5 , wherein capture of the video feed begins upon receipt of an indication from another of the one or more connected home sensors at the home.
7 . The method of claim 3 , wherein the monitored data is received in real time.
8 . The method of claim 2 , further comprising:
modifying the second plurality of photos to include only one or more portions corresponding to the damage to the one or more features of the home.
9 . The method of claim 8 , wherein the one or more portions are saved in the data repository.
10 . The method of claim 2 , wherein the predetermined period of time is a period of time the home is being rented.
11 . The method of claim 2 , wherein the comparing of the second plurality of photos of the one or more features of the home to the baseline includes detecting differences between the baseline and the second plurality of photos using the image analysis.
12 . The method of claim 2 , wherein the image analysis includes discrete cosign transform or Fourier transform.
13 . The method of claim 2 , further comprising:
identifying a damage type of the damage to the one or more features of the home.
14 . The method of claim 2 , further comprising:
identifying a damage severity of the damage to the one or more features of the home.
15 . The method of claim 2 , wherein the one or more features of the home are associated with home devices, home appliances, personal items, or home systems.
16 . The method of claim 2 , wherein the data repository further includes at least one of receipts or pricing associated with the one or more features of the home.
17 . A system comprising:
one or more processors; and
one or more memories storing computer-executable instructions which, when executed by the one or more processors, cause the one or more processors to perform operations comprising:
receiving a first plurality of photos of one or more features of a home, the first plurality of photos captured by a mobile device prior to a predetermined period of time beginning;
storing the first plurality of photos in a digital repository as a baseline for damage determination;
receiving a second plurality of photos of the one or more features of the home, the second plurality of photos captured by the mobile device after the predetermined period of time expires;
comparing the second plurality of photos of the one or more features of the home to the baseline corresponding to the first plurality of photos;
identifying damage to the one or more features of the home using image analysis, the damage identified based on the comparing of the second plurality of photos of the one or more features of the home to the baseline.
18 . The system of claim 17 , wherein the instructions, when executed by the one or more processors, cause the one or more processors to further perform operations comprising:
receiving monitored data from one or more connected home sensors at the home, the monitored data indicating a performance and a quality of the one or more features of the home; determining whether the one or more features of the home are operating within an expected range based on the monitored data; and if the one or more features are operating outside the expected range, identifying the damage occurred to the one or more features of the home.

The system of claim 18 , wherein the one or more connected home sensors at the home include at least one of motion sensors, water heater sensors, power sensors, moisture sensors, temperature sensors, window sensors, sump pump sensors, heat or smoking sensing devices, presence sensors, float sensors, speed sensors, breakage sensors, camera, or proximity sensors.
20 . A non-transitory computer-readable medium comprising instructions thereon, the instructions, when executed by one or more processors, cause the one or more processors to perform operations comprising:
receiving a first plurality of photos of one or more features of a home, the first plurality of photos captured by a mobile device prior to a predetermined period of time beginning; storing the first plurality of photos in a digital repository as a baseline for damage determination; receiving a second plurality of photos of the one or more features of the home, the second plurality of photos captured by the mobile device after the predetermined period of time expires; comparing the second plurality of photos of the one or more features of the home to the baseline corresponding to the first plurality of photos; identifying damage to the one or more features of the home using image analysis, the damage identified based on the comparing of the second plurality of photos of the one or more features of the home to the baseline.
