Abstract

A method for online lending services with the creation and population of loan applications and other related documents in Portable Document Format (PDF) for subsequent access by application and other entities. Consumers use their Web browsers for access and said method includes an Application Service Provider (ASP) architecture, a loan origination site interface, and a secure server facility.

         2 . A system for providing an online loan origination service, comprising:
 one or more servers having an Internet interface and a database pre-loaded with an application form in a first format, wherein the one or more servers are configured to:
 receive a loan application having loan application data, wherein the loan application data is in a second format; 
 automatically extract the loan application data; 
 host an automatic decision engine, wherein the automatic decision engine is configured to automatically process the loan application data and compare the loan application data to lender underwriting criteria to determine one or more compatible lenders; 
 receive the extracted loan application data in the second format; 
 automatically populate the database pre-loaded with the application form in the first format with the extracted loan application data in the second format to generate a new file in the first format which is different than the second format; 
 automatically store the new file for cross-platform access and viewing; 
 receive the loan application; 
 poll at specified periodic intervals; and 
 receive the transfer of the loan application data in response to a poll. 
   
     
     
         3 . The system of  claim 2 , wherein the first format is a Portable Document Format (PDF). 
     
     
         4 . The system of  claim 2 , wherein the second format is an Extensible Markup Language (XML) format. 
     
     
         5 . The system of  claim 2 , wherein the form file in the first format populated with the extracted loan application data in the second format and the extracted loan application data in the second format are stored in a Structured Query Language (SQL) database. 
     
     
         6 . The system of  claim 2 , wherein the one or more servers are further configured to provide access to the form file in the first format populated with the extracted loan application data in the second format stored in the one or more servers to an authorized user via the Internet based on a receipt of credential information relating to the authorized user. 
     
     
         7 . The system of  claim 2 , wherein the one or more servers are further configured to generate an electronic message including information relating to a status of the loan application. 
     
     
         8 . A computer-implemented method of providing an online loan origination service, comprising:
 receiving, by one or more servers configured to receive, a loan application having loan application data from a user via the Internet, wherein the loan application data is in a first format;   automatically extracting, by one or more servers further configured to automatically extract, the loan application data;   receiving, by one or more servers comprising a pre-loaded application form in a second format, configured to receive, the extracted loan application data;   automatically populating, by one or more servers further configured to populate, a database pre-loaded with the application form in the second format with the extracted loan application data in the first format to generate a new file in the second format which is different than the first format;   automatically storing, by one or more servers further configured to store, the new file for cross-platform access and viewing;   receiving, by one or more servers further configured to receive, the loan application;   polling, by one or more servers further configured to poll, at specified periodic intervals to receive the transfer of the loan application data in response to a poll;   automatically processing, by one or more servers hosting an automatic decision engine configured to automatically process, the loan application data; and   automatically comparing, by one or more servers hosting the automatic decision engine configured to automatically compare, the loan application data to lender underwriting criteria to determine one or more compatible lenders.   
     
     
         9 . The method of  claim 8 , wherein the first format is an Extensible Markup Language (XML) format. 
     
     
         10 . The method of  claim 8 , wherein the second format is a Portable Document Format (PDF). 
     
     
         11 . The method of  claim 8 , further comprising:
 receiving, at the one or more servers further configured to receive, credential information relating to an authorized user via the Internet; and   providing access, at the one or more servers further configured to provide access, to the form file populated with the extracted loan application data to the authorized user.   
     
     
         12 . The method of  claim 9 , further comprising generating, at the one or more servers further configured to generate, an electronic message including information relating to a status of the loan application. 
     
     
         13 . A device for processing an online loan application, comprising:
 a computer configured to receive, via the Internet, a loan application having loan application data, wherein the loan application data is in a first format;   a processor coupled to an interface and configured to receive and automatically extract loan application data, and further configured to automatically populate a database comprising a pre-loaded application form in a second format with the extracted loan application data in the first format to generate a new file in the second format which is different than the first format, and hosting an automatic decision engine, wherein the automatic decision engine is configured to automatically process the loan application data and compare the loan application data to lender underwriting criteria to determine one or more compatible lenders;   the database comprising a pre-loaded application form in the second format, coupled to the processor, and configured to automatically store the new file; and   wherein the computer is further configured to transfer the loan application to a queue manager, and   wherein the processor is further configured to poll the queue manager at specified periodic intervals and to receive the transfer of the loan application data from the queue manager in response to a poll.   
     
     
         14 . The device of  claim 13 , wherein the first format is an Extensible Markup Language (XML) format. 
     
     
         15 . The device of  claim 13 , wherein the second format is a Portable Document Format (PDF). 
     
     
         16 . The device of  claim 13 , wherein the form file populated with the extracted loan application data and the extracted loan application data are stored in a Structured Query Language (SQL) database. 
     
     
         17 . The device of  claim 13 , wherein the processor is further configured to cause the interface to provide access to the form file populated with the extracted loan application data to an authorized user via the Internet based on a receipt of credential information relating to the authorized user. 
     
     
         18 . The device of  claim 13 , wherein the processor is further configured to generate an electronic message providing information relating to a status of the loan application and to cause the generated electronic message to be transmitted on the Internet via the interface.
