Evaluating geographically grouped data sets
Abstract
Geographically grouped data sets may be evaluated in order to determine an ROI for different assets. The ROI of an asset may be determined based on one or more accounting items, or on an expense percentage for the asset. The value for each accounting item and the value for the expense percentage may vary depending on the geographic location of the asset. The geographically grouped data sets may be received from a variety of sources, including proprietary databases, user inputs, and third party resources. Results from evaluating the geographically grouped data sets may be used to supplement and/or refine the existing data stored in the proprietary database. A subset of the available data may be used to generate an initial ROI for one or more assets. Initial ROIs may be used to filter and identify assets for more in depth, refined, or resource-intensive analysis.

1 . A system, comprising:
a non-transitory computer readable medium configured to store executable programmed modules; a processor communicatively coupled with the non-transitory computer readable medium and configured to execute programmed modules stored therein; a user interface module configured to receive a first inquiry corresponding to a first asset located in a first geographic region and a second inquiry corresponding to a second asset located in the first geographic region; a data collection module configured to receive data in response to the first inquiry, wherein the data received by the data collection module in response to the first inquiry includes data received via a communication network from one or more asset data servers, and wherein at least a portion of the data received by the data collection module in response to the first inquiry is associated with the first asset; and an ROI calculation module configured to determine, in response to the second inquiry, an ROI for the second asset based on at least a portion of the data associated with the first asset received by the data collection module in response to the first inquiry.

The system as recited in claim 1 , wherein the data received by the data collection module from the one or more asset data servers in response to the first inquiry includes at least one of the following: a sale price of the first asset, a rental value of the first asset, and a trade value for the first asset.

The system as recited in claim 1 , wherein the user interface module is further configured to receive one or more user inputs associated with the first inquiry, and wherein the data received by the data collection module in response to the first inquiry further includes the one or more user inputs associated with the first inquiry.
4 . The system as recited in claim 1 , wherein the data collection module is further configured to store in the computer readable medium at least one of the following: data received by the data collection module in response to one or more previous inquiries and data calculated using the data received in response to the one or more previous inquiries.
5 . The system as recited in claim 4 , further comprising an income and expense module configured to determine a standard value for each of a plurality of accounting items based on at least a portion of the data associated with assets located in the first geographic region and stored in the computer readable medium.
6 . The system as recited in claim 5 , wherein the income and expense module is configured to determine each of the standard values based on data associated with assets located in the first geographic region and having one or more of a same characteristic as the second asset.
7 . The system as recited in claim 5 , wherein the ROI calculation module is configured to determine the ROI for the second asset based on at least one of the standard value accounting items determined by the income and expense module.
8 . The system as recited in claim 5 , wherein the ROI calculation module is configured to:
determine, in response to the first inquiry, an ROI for the first asset based on the at least one of the plurality of accounting items associated with the first asset; and store the ROI for the first asset in the computer readable medium.
9 . The system as recited in claim 1 , wherein the data collection module is further configured to receive data in response to the second inquiry.
10 . The system as recited in claim 9 , wherein the user interface module is further configured to receive one or more user inputs associated with the second inquiry, and wherein the data received by the data collection module in response to the second inquiry includes the user inputs associated with the second inquiry.
11 . The system as recited in claim 9 , wherein the data received by the data collection module in response to the second inquiry includes data received from the one or more asset data servers.
12 . The system as recited in claim 9 , wherein the income and expense module is configured to determine at least one accounting item associated with the second asset based at least in part on the data received by the data collection module in response to the second inquiry.
13 . The system as recited in claim 12 wherein the ROI calculation module is configured to determine the ROI for the second asset based at least in part on the at least one accounting item associated with the second asset.
14 . The system as recited in claim 1 , wherein the user interface module is further configured to receive one or more search parameters, and wherein at least one of the first and the second inquiry comprises a search for one or more assets based on the one or more search parameters.
15 . The system as recited in claim 14 , wherein the one or more search parameters includes a predetermined ROI threshold, and wherein the ROI calculation module is configured to:
determine an initial ROI for the first asset and the second asset; and determine an estimated ROI for the second asset but not the first asset in response to a determination that the initial ROI for the second asset exceeds the predetermined ROI threshold and that the initial ROI for the first asset does not exceed the predetermined ROI threshold.
16 . The system as recited in claim 1 , wherein the first asset and the second asset each comprise one of the following: a real estate investment property, a professional athlete, and a business.
17 . The system as recited in claim 1 , wherein the first asset and the second asset each comprises a real estate investment property, and wherein the data received by the data collection module in response to the first inquiry includes values for at least one of the following accounting items for the first asset: a mortgage, repairs, vacant utilities, occupied utilities, cash for keys, liens, escrow and lender's title insurance, management fees, homeowners association fees, taxes, insurance, pool maintenance, and reserve.
18 . A computer implemented method, wherein one or more processors are configured to perform steps comprising:
receiving a first inquiry corresponding to a first asset located in a first geographic region; receiving data in response to the first inquiry, wherein at least some of the data received in response to the first inquiry includes data received from one or more asset data servers, and wherein at least a portion of the data received in response to the first inquiry is associated with the first asset; and receiving a second inquiry corresponding to a second asset located in the first geographic region; determining, in response to the second inquiry, an ROI for the second asset based on at least some of the data received in response to the first inquiry that is associated with the first asset; and providing at least the ROI for the second asset for display on a user device.

The method as recited in claim 18 , wherein the one or more processors are further configured to perform a step comprising storing at least one of the following: data received by the data collection module in response to one or more previous inquiries and data calculated using the data received in response to the one or more previous inquiries.
