Abstract

An exemplary embodiment includes a data processing system and method for managing the origination of a mortgage loan by a loan originator in coordination with a loan broker for a loan customer. The loan originator is not the loan broker. The loan originator provides services necessary for the origination of the mortgage loan and not duplicative of services provided by the loan broker.

         21 . A system comprising:
 an electronic import interface adapted to import at least a portion of previously stored customer data from a loan originator computer;   a memory unit adapted to store the previously stored customer data;   an input device adapted to one or more of input and receive loan application data; and   one or more processors adapted to generate, based upon at least a portion of the previously stored customer data and at least a portion of the loan application data:
 at least a portion of a loan application; and 
 one or more charges, disclosure of the one or more charges complying with or exceeding compliance with one or more of:
 a law regulating loan origination, 
 a regulation regulating loan origination, 
 a guideline relating to loan origination, and 
 a licensing requirement regulating loan origination. 
 
   
     
     
         22 . The system of  claim 21 , wherein the loan application data is received from a loan originator, and wherein a graphical user interface requires the loan originator to input a plurality of data items for the loan originator to qualify for compensation under one or more of:
 the law regulating loan origination,   the regulation regulating loan origination,   the guideline relating to loan origination, and   the licensing requirement regulating loan origination.   
     
     
         23 . The system of  claim 21 , further comprising one or more data interfaces for receiving additional data. 
     
     
         24 . The system of  claim 21 , wherein the one or more charges comprise one or more of:
 a loan origination amount; and   a loan origination percentage.   
     
     
         25 . The system of  claim 21 , wherein the loan application data is received from a loan originator, and wherein the loan originator is not the loan customer, and wherein the loan originator is:
 a real estate broker,   a real estate agent,   a home builder,   a member of a relocation company,   a financial planner,   a CPA,   a broker/dealer,   a stock broker,   an insurance broker/agent,   an attorney,   a member of a bank,   a member of a savings and loan,   a member of a thrift, or   a member of a credit union.   
     
     
         26 . The system of  claim 21 , wherein the loan application data is received from a loan originator, and wherein the loan originator is the loan customer. 
     
     
         27 . The system of  claim 21 , wherein the one or more processors are further adapted to determine at least one of the one or more charges based on at least a portion of the loan application data and the additional data. 
     
     
         28 . The system of  claim 21 , wherein at least one of the one or more charges is based on one or more of a credit or a fee. 
     
     
         29 . The system of  claim 21 , wherein the additional data comprises notification of a financial advantage to the loan customer for refinancing a current loan for the loan customer. 
     
     
         30 . The system of  claim 21 , wherein the law regulating loan origination is RESPA. 
     
     
         31 . The system of  claim 28 , wherein the credit or fee is based on a pre-determined formula. 
     
     
         32 . The system of  claim 21 , further comprising one or more data interfaces for receiving additional data, wherein the additional data comprises one or more of:
 credit report data, an underwriting decision, underwriting data, an underwriting condition, flood certification data, pest control data, home inspection data, escrow data, title data, appraisal data, and MLS data; and   fee data, and   the fee data comprises one or more of:   an appraisal fee, a credit report fee, a loan discount fee, a loan origination fee, a broker fee, a flood certificate fee, a tax service fee, a wire transfer fee, a processing fee, an underwriting fee, a document preparation fee, an administration fee, a lender fee, a title fee, an escrow fee, an insurance fee, a courier fee, a processing fee, a notary fee, an endorsement fee, a local government fee, a pest control fee, and a MLS fee.   
     
     
         33 . The system of  claim 21 ,
 wherein the one or more processors are further adapted to generate one or more disclosure documents, and   wherein at least one or more of the disclosure documents comprise at least one of the one or more charges.   
     
     
         34 . The system of  claim 33 , wherein the at least one of the one or more charges is based on one or more of a credit or a fee. 
     
     
         35 . The system of  claim 21 , wherein the previously stored customer data is imported from one or more industry software systems, wherein the one or more industry software systems are one or more of:
 a loan origination system,   a tax system,   a financial planning system,   an insurance system,   a broker system,   a dealer system,   an accounting system, and   a legal system.   
     
     
         36 . A system comprising:
 a graphical user interface adapted to receive loan application data from a loan originator regarding a loan customer;   one or more storage devices adapted to store at least a portion of the loan application data;   one or more data interfaces for receiving additional data; and   one or more processors adapted to generate, based upon at least a portion of the loan application data and the additional data:
 at least a portion of a loan application; and 
 one or more charges, disclosure of the one or more charges complying with or exceeding compliance with one or more of:
 a law regulating loan origination, 
 a regulation regulating loan origination, 
 a guideline relating to loan origination, and 
 a licensing requirement regulating loan origination.

         48 . The system of  claim 36 , further comprising an electronic import interface adapted to import previously stored customer data about the loan customer from a loan originator computer. 
     
     
         49 . The system of  claim 48 , wherein the previously stored customer data is imported from one or more industry software systems, wherein the one or more industry software systems are one or more of:
 a loan origination system,   a tax system,   a financial planning system,   an insurance system,   a broker system,   a dealer system,   an accounting system, and   a legal system.
