Abstract

A reporting and analyzing mortgage information system and method include receiving portfolio information from a lender, presenting the lender with predictive modeling and recapture metrics. The system provides for the dynamic definition of data sets and report sets using the received portfolio information and industry-wide recapture metrics. The recapture metrics are derived by matching loan payoff and new loan origination activity.

         21 . A method comprising:
 receiving, at a computing device, data from a plurality of data contributors, wherein the data from each data contributor relates to a loan portfolio of the data contributor;   determining, by the computing device, recapture metrics related to maintaining a borrower in a loan portfolio;   receiving, at the computing device, a plurality of selections;   identifying, by the computing device, a portion of the data received from a portion of the plurality of data contributors based at least in part on the plurality of selections;   compiling, by the computing device, a report comprising the portion of the data received from the portion of the plurality of data contributors and a portion of the recapture metrics; and   sending, from the computing device, the report.   
     
     
         22 . The method of  claim 21 , wherein the recapture metrics are determined at least in part by matching loan payoff activity and loan origination activity. 
     
     
         23 . The method of  claim 21 , wherein the plurality of selections comprise:
 a first selection indicating a portfolio population, wherein the portion of the plurality of data contributors are determined to be in the portfolio population;   a second selection indicating a characteristic of the portfolio population, wherein a portion of the data relates to the characteristic of the portfolio population;   a third selection indicating a source of data, wherein the portion of the plurality of data contributors are determined to have provided the portion of the data from the source of the data;   a fourth selection of the user indicating a starting portfolio date and an ending portfolio date, and wherein the portion of the data is associated with a time frame defined by the starting portfolio date and the ending portfolio date.   
     
     
         24 . The method of  claim 23 , wherein the plurality of selections further comprise a fifth selection indicating a stratification variable of the portion of the data. 
     
     
         25 . The method of  claim 24 , wherein the report comprises an aggregated risk forecast determined by aggregating an estimated risk of each loan in the stratification variable. 
     
     
         26 . The method of  claim 24 , wherein the report is determined at least in part by comparing the stratification variable with the characteristic of the portfolio population. 
     
     
         27 . The method of  claim 21 , wherein each of the data contributors in the portion of the plurality of data contributors has contributed data to the computing device related to the data contributor's loan portfolio for at least as long as a time threshold. 
     
     
         28 . The method of  claim 21 , wherein the portfolio population is an industry. 
     
     
         29 . The method of  claim 21 , further comprising sending, from the computing device, a modified report in response to receiving, at the computing device, at least one updated selection. 
     
     
         30 . The method of  claim 21 , wherein the data from the plurality of data contributors is formatted by a computing device of each of the data contributors according to predetermined code sets, wherein the predetermined code sets identify individual data. 
     
     
         31 . The method of  claim 21 , further comprising converting, by the computing device, the data from the plurality of data contributors into a common format, wherein the converting is in response to receiving data from each of the plurality of data contributors, and wherein the converting the data from the plurality of data contributors comprises converting the data from each of the plurality of data contributors to use standard field names. 
     
     
         32 . The method of  claim 21 , further comprising storing, by the computing device, the data from the plurality of data contributors in a database, wherein the database comprises data organized by a predefined time period; and
 modifying, by the computing device, data in a previous predefined time period in response to receiving, at the computing device, payoff file data indicating that a loan organized to be in the previous predefined time period has been paid off.   
     
     
         33 . The method of  claim 21 , wherein the report comprises a prepayment model, wherein the prepayment model predicts a likelihood that any given loan in the portion of the data will be paid off within a predefined time. 
     
     
         34 . The method of  claim 21 , further comprising analyzing, by the computing device, the portion of the data from the portion of the plurality of data contributors to develop the report, wherein the analyzing comprises using different logic and assumptions for adjustable rate mortgage servicing data and fixed rate mortgage servicing data. 
     
     
         35 . The method of  claim 21 , further comprising:
 storing, in memory, the plurality of selections; and   sending, from the computing device, the plurality of selections to the user in response to receiving a request for a subsequent report from the user, wherein the request for the subsequent report is received after the sending of the report.   
     
     
         36 . The method of  claim 21 , wherein the recapture metrics comprise a recapture rate, and wherein the recapture rate is determined at least in part by identifying a first loan in a loan portfolio of a data contributor that has been paid off and identifying a second loan in the loan portfolio, wherein the first loan and the second loan have a same borrower. 
     
     
         37 . The apparatus of  claim 36 , wherein the report compares data related to the first loan with data related to the second loan. 
     
     
         38 . The method of  claim 21 , wherein the report compares data of the user with corresponding data of the portion of the plurality of data contributors. 
     
     
         39 . An apparatus comprising:
 a processor configured to:
 receive data from a plurality of data contributors, wherein the data from each data contributor relates to a loan portfolio of the data contributor; 
 determine recapture metrics, wherein the recapture metrics relate to a data contributor maintaining a borrower in the data contributor's loan portfolio after a loan of the borrower has been paid off; 
 receive a plurality of selections; 
 identify a portion of the data received from a portion of the plurality of data contributors based at least in part on the plurality of selections; and 
 compile a report comprising the portion of the data received from the portion of the plurality of data contributors and a portion of the recapture metrics; and 
   a transceiver configured to send the report.   
     
     
         40 . A non-transitory computer-readable medium including computer-readable instructions that, upon execution by a processor, cause a device to:
 receive data from a plurality of data contributors, wherein the data from each data contributor relates to a loan portfolio of the data contributor;   determine recapture metrics, wherein the recapture metrics relate to a new loan of a borrower in a loan portfolio, wherein the borrower paid off a loan in the loan portfolio;   receive a plurality of selections;   identify a portion of the data received from a portion of the plurality of data contributors based at least in part on the plurality of selections; and   compile a report comprising the portion of the data received from the portion of the plurality of data contributors and a portion of the recapture metrics; and   send the report.
