Loan Origination System Interface for Online Loan Application Processing

Abstract

A loan origination system interface module, methods and computer program products. One computer program product for processing loan application data including instructions to extract loan application data including retrieving identification information for a loan application associated the loan application data from a broker device and displaying on the broker device a list of loan applications available to process in an interface that is consistent with a loan origination computer program associated with the broker device. In response to command input from the broker device selecting a loan application from the list of loan applications, the computer program product includes instructions to reformat loan application data for the selected loan application to a format compatible with that required by a lender device and transmit reformatted loan application data to a lender device.

1 . A device comprising:
 a loan module in communication with a server through which one or more loan services are accessed, the loan module operable to:
 extract loan application data from a loan origination module, the loan origination module configured to store loan application data regarding one or more borrowers, where the loan application data are extracted in response to a loan request received through a web page provided by the server; 
 display a list of loan applications in response to the extracted loan application data; 
 receive a user selection of a loan application from the list; 
 configure the loan application data to meet one or more compatibility requirements associated with the server; and 
 transmitting the configured loan application data for the selected loan application from the loan origination module to the server through the loan module. 
   
     
     
         2 . The device of  claim 1 , wherein the loan module is integrated into the server, or stored on a separate server as a downloadable program object. 
     
     
         3 . The device of  claim 1 , wherein the loan module is remotely executed from the server. 
     
     
         4 . The device of  claim 1 , wherein the loan origination module is integrated within a loan broker computing system separate from the server. 
     
     
         5 . The device of  claim 1 , wherein the loan module is further configured to read internal index, user file information, database structure information, or any combination thereof from the loan origination module and configure the data contained therein to a format compatible with that required by the server. 
     
     
         6 . The device of  claim 1 , wherein:
 the loan module is configured to transmit a loan application package utilizing the loan application data stored in the loan origination module to the server through the web page.   
     
     
         7 . The device of  claim 6 , wherein the loan application package comprises a document type selected from a group comprising word processing documents, commercially formatted loan application documents, government specified loan application documents, spreadsheet program documents, or combinations thereof. 
     
     
         8 . The device of  claim 7 , wherein the loan application package comprises data conforming with a loan selected from a group comprising a federal housing authority loan, a veterans administration loan, a home equity loan, a home refinancing loan, a commercial loan, or a conventional mortgage loan. 
     
     
         9 . The device of  claim 8 , wherein the loan module is logically coupled to the loan origination module through an application programming interface. 
     
     
         10 . The device of  claim 1 , wherein the loan module is configured to display a list of loan applications within the web page. 
     
     
         11 . A method comprising:
 receiving a loan request through a web page maintained by a server, the loan request associated with loan application data;   displaying a list of loan applications in response to the received loan request;   receiving a user selection of a loan application from the list of loan applications;   configuring the loan application data to meet one or more compatibility requirements associated with the server; and   transmitting the configured loan application data for the selected loan application to the server.   
     
     
         12 . The method of  claim 11 , further comprising:
 emulating a format of data storage and presentation for the loan application data according to a loan origination module associated with a computing system on which the web page is displayed.   
     
     
         13 . The method of  claim 12 , wherein configuring the loan application data includes:
 determining a format and content of the loan application data; and   conforming the format and content of the loan application data to a format and content compatible with interface requirements of the server.   
     
     
         14 . The method of  claim 13 , wherein the loan application comprises data conforming with a loan selected from a group consisting of a federal housing authority loan, a veterans administration loan, a home equity loan, a home refinancing loan, a commercial loan, or a conventional mortgage loan. 
     
     
         15 . A method comprising:
 displaying, on a computing system, a web page maintained by a server;   receiving a loan request containing loan application data through the web page, the loan application data associated with a loan origination module;   initiating an execution of an executable object in response to the loan request;   obtaining a list of loan applications by the executable object based on information retrieved from the loan application data;   displaying the list of loan applications on the web page, including displaying the list in a format consistent with the loan origination module; and   receiving a selection of a loan application from the list of loan applications including retrieving loan application data associated with the selected loan application from the loan origination module and providing the retrieved loan application data to the server.   
     
     
         16 . The method of  claim 15 , wherein initiating the execution of the executable object includes downloading the executable object to the computing system. 
     
     
         17 . The method of  claim 15 , wherein displaying the list in the format consistent with the loan origination module includes:
 retrieving compatible data format information from the executable object; and   displaying the list based on the compatible data format information.   
     
     
         18 . The method of  claim 15 , wherein retrieving the loan application data includes:
 receiving user input regarding the selected loan application;   locating data relevant to the selected loan application in the loan origination module; and   delivering the located data to the server.   
     
     
         19 . The method of  claim 15 , wherein prior to displaying the method includes:
 emulating a format of data storage and presentation for the loan application data;   determining a format and content of the loan application data;   reading an internal index referencing the loan application data; and   configuring the format and content of the data that is compatible with the server.   
     
     
         20 . The method of  claim 19 , wherein the loan application includes data conforming with a loan selected from a group consisting of a federal housing authority loan, a veterans administration loan, a home equity loan, a home refinancing loan, a commercial loan, or a conventional mortgage loan. 
     
     
         21 . A non-transitory computer-readable medium storing a computer program which, when executed by a computer processor, causes the computer processor to perform operations comprising:
 receive a loan request through a web page maintained by a server, the loan request associated with loan application data;   display a list of loan applications in response to the received loan request;   receive a user selection of a loan application from the list of loan applications;   configure the loan application data to meet one or more compatibility requirements associated with the server; and   transmit the configured loan application data for the selected loan application to the server.
