Flashing between foundation interface and stucco treatment
Abstract
A method and apparatus for providing a flashing member configured to reduce moisture intrusion into a building structure at a foundation and exterior treatment interface. The flashing member includes a j-channel portion having a wall flashing portion and a channel portion. The channel portion is configured to receive a bottom portion of the exterior treatment and the wall flashing portion is configured to be positioned against the exterior treatment. The flashing member also includes an extension member having a foundation contacting portion. The extension member extends downward from the channel portion of the j-channel portion so that the foundation contacting portion is configured to be positioned against a face surface of the foundation to reduce moisture intrusion from entering behind the foundation contacting portion.

1 . A flashing member configured to reduce moisture intrusion into a building structure at a foundation and exterior treatment interface, the flashing member comprising:
a j-channel portion having a wall flashing portion and a channel portion, said channel portion configured to receive a bottom portion of the exterior treatment and said wall flashing portion configured to be positioned against the exterior treatment; and an extension member having a foundation contacting portion, said extension member extending downward from said channel portion of said j-channel portion so that said foundation contacting portion is configured to be positioned against a face surface of the foundation to reduce moisture from entering behind said foundation contacting portion.
2 . The flashing of claim 1 , further comprising a drip flange extending downwardly outward from said foundation contacting portion configured to direct moisture from the foundation.
3 . The flashing member of claim 2 , wherein said drip flange comprises a folded-back portion wrapped around an under-side portion of said drip flange.
4 . The flashing member of claim 3 , wherein said drip flange includes a downward extension extending downward substantially vertically a distance from said folded back portion configured to be positioned against the face surface of the foundation to reduce moisture intrusion from entering behind the foundation contacting portion.
5 . The flashing member of claim 4 , wherein said distance of said downward extension extends at least one-quarter inch.
6 . The flashing member of claim 4 , wherein said downward extension is configured to be at least partially covered by a coating extending over the foundation.
7 . The flashing member of claim 1 , wherein said foundation contacting portion extends a distance configured to be positioned against the foundation of at least one-quarter inch.
8 . The flashing member of claim 2 , wherein each of said j-channel portion, said extension member and said drip flange comprises a unitary structure.
9 . The flashing member of claim 1 , wherein said extension member comprises a folded portion extending upward a predetermined distance behind said wall flashing portion of said j-channel portion.
10 . The flashing member of claim 6 , wherein said folded portion extends upward at least a height of said channel portion.
11 . The flashing member of claim 1 , wherein said j-channel portion comprises a folded portion at an upper portion of the wall flashing portion of said j-channel portion.
12 . The flashing member of claim 11 , wherein said folded portion includes a first extension including said wall flashing portion and a second extension extending downward along side said wall flashing portion of said j-channel portion.
13 . The flashing member of claim 12 , wherein said second extension extends to said extension member.
14 . The flashing member of claim 1 , wherein said channel portion is configured to receive a stucco exterior treatment.
15 . The flashing member of claim 1 , wherein said flashing member comprises a metallic material.
16 . The flashing member of claim 1 , wherein said flashing member comprises a polymeric material.
17 . The flashing member of claim 2 , wherein said channel portion comprises openings defined in a bottom portion thereof, said openings extending through the channel portion configured to direct the moisture therethrough.
18 . The flashing member of claim 17 , wherein said drip flange extends downwardly outward from said extension member to be positioned below said openings defined in said channel portion of said j-channel portion configured to direct the moisture received from said openings away from the foundation.
19 . The flashing member of claim 1 , wherein said channel portion defines a u-shape.
20 . The flashing member of claim 1 , wherein said channel portion defines a v-shape.
21 . A flashing member configured to reduce moisture intrusion into a building structure at a foundation and exterior treatment interface, the flashing member comprising:
an upper portion configured to be positioned at least partially under the exterior treatment of the building structure; and an extension member having a foundation contacting portion, said extension member extending downward from said upper portion and said foundation contacting portion configured to be positioned against a face surface of the foundation to reduce moisture intrusion from entering behind said foundation contacting portion.
22 . The flashing member of claim 21 , further comprising a drip flange extending downwardly outward from said extension member configured to direct moisture away from the foundation interface.
23 . The flashing member of claim 22 , wherein said drip flange comprises a folded-back portion wrapped around an under-side portion of said drip flange.
24 . The flashing member of claim 23 , wherein said drip flange includes a downward extension extending substantially vertically downward a distance from an end of said folded back portion configured to be positioned against the face surface of the foundation.
25 . The flashing member of claim 24 , wherein said distance of said downward extension extends downward at least one-quarter inch.
26 . The flashing member of claim 21 , wherein said foundation contacting portion is configured to be positioned against said foundation a distance of at least one-quarter inch.
27 . The flashing member of claim 24 , wherein said downward extension extending downward from said folded-back portion is configured to be at least partially covered by a coating extending over the foundation.
28 . The flashing member of claim 22 , wherein said flashing member comprises a metallic material.
29 . The flashing member of claim 22 , wherein said flashing member comprises a polymeric material.
30 . A flashing member configured to reduce moisture intrusion into a building structure at a foundation and exterior treatment interface, the flashing member comprising:
a j-channel portion having a wall flashing portion and a channel portion, said channel portion configured to receive a bottom portion of the exterior treatment and said wall flashing portion configured to be positioned between a wall structure of the building structure and the exterior treatment; an extension member having a foundation contacting portion, said extension member extending downwardly inward from said channel portion of said j-channel portion so that said foundation contacting portion is positioned against a face surface of the foundation a distance so as to reduce moisture intrusion from entering behind the foundation contacting portion; and a drip flange extending downwardly outward from an end of said foundation contacting portion configured to direct moisture received from the exterior treatment away from the foundation.
31 . A means for flashing a foundation and exterior treatment interface in a building structure for reducing moisture intrusion at the foundation and exterior treatment interface, comprising:
j-channel flashing means for receiving a bottom portion of the exterior treatment; and flashing means extending downward from said j-channel flashing means and contacting a portion of the foundation, said flashing means for reducing moisture intrusion from entering behind said flashing means.
32 . A method of forming a flashing configured to reduce moisture intrusion in a building structure at a foundation and exterior treatment interface, said method comprising:
forming a j-channel portion having a wall flashing portion and a channel portion; forming an extension member having a foundation contacting portion so that said extension member extends downward from said channel portion of said j-channel portion; configuring said channel portion to receive a bottom portion of the exterior treatment and configuring said wall flashing portion to be positioned against the exterior treatment; and configuring said extension member so that said foundation contacting portion is positionable against a face surface of the foundation to reduce moisture intrusion from entering behind the foundation contacting portion.
33 . The method of claim 32 , further comprising forming a drip flange extending downwardly outward from said foundation contacting portion configured to direct the moisture received from the exterior treatment away from the foundation.
34 . The method of claim 33 , wherein said forming said drip flange comprises forming said drip flange with a folded-back portion wrapped around an under-side portion of said drip flange.
35 . The method of claim 34 , wherein said forming said drip flange comprises forming a downward extension extending substantially vertically downward a distance downward from an end of said folded-back portion and configured to be positioned against the face surface of the foundation.
36 . The method of claim 35 , wherein said forming said downward extension comprises sizing said downward extension to extend downward at least one-quarter inch.
37 . The method of claim 32 , wherein said configuring said extension member comprises configuring said foundation contacting portion to extend a distance configured to be positioned against the foundation of at least one-quarter inch.
38 . The flashing member of claim 33 , further comprising forming each of said j-channel portion, said extension member and said drip flange as a unitary structure.
39 . The method of claim 32 , wherein said forming said extension member comprises forming a folded portion extending upward a predetermined distance behind said wall flashing portion of said j-channel portion.
40 . The method of claim 39 , wherein said forming said folded portion comprises configuring said folded portion to extend upward at least a height of said channel portion.
41 . The method of claim 32 , wherein said forming said j-channel portion comprises forming a folded portion at a top portion of said j-channel portion.
42 . The method of claim 41 , wherein said forming said folded portion comprises forming a first extension including said wall flashing portion of said j-channel portion and a second extension extending downward along side said wall flashing portion of said j-channel portion.
43 . The method of claim 42 , wherein said forming said second extension comprises configuring said second extension to extend to said extension member.
44 . The method of claim 32 , wherein said forming said j-channel portion comprises configuring said channel portion to receive a stucco treatment.
45 . The method of claim 33 , wherein said forming said j-channel portion comprise forming openings in said channel portion in a bottom portion thereof to extend through the channel portion and configured to direct the moisture therethrough.
46 . The method of claim 45 , wherein said forming said drip flange comprises configuring said drip flange to extend below said openings defined in said j-channel portion to direct the moisture from said openings away from the foundation.
47 . The method of claim 32 , further comprising forming said flashing member from a metallic material.
48 . The method of claim 32 , further comprising forming said flashing member from a polymeric material.
49 . A method of forming a flashing configured to reduce moisture intrusion in a building structure at a foundation and exterior treatment interface, the method comprising:
forming a flashing member having an upper portion and an extension member; configuring said upper portion to be positioned at least partially under the exterior treatment of the building structure; configuring said extension member to extend downward from said upper portion and to include a foundation contacting portion; and configuring said foundation contacting portion to be positioned against a face surface of the foundation to reduce moisture intrusion from entering behind the foundation contacting portion.
50 . The method of claim 49 , further comprising forming a drip flange to extend downwardly outward from said foundation contacting portion and configured to direct the moisture away from the foundation interface.
51 . The method of claim 50 , wherein said forming said drip flange comprises configuring said drip flange with a folded-back portion wrapped around an under-side portion of said drip flange.
52 . The method of claim 51 , wherein said forming said drip flange comprises forming said drip flange with a downward extension member extending substantially vertically downward a distance from an end of said folded-back portion.
53 . The method of claim 52 , wherein said forming said drip flange with said downward extension comprises configuring said downward extension to be positioned against the face surface of the foundation.
54 . The method of claim 53 , wherein said configuring said downward extension comprises sizing said distance of said downward extension extending downward to be at least one-quarter inch.
55 . The method of claim 53 , wherein said configuring said downward extension comprises configuring said downward extension to be at least partially covered by a coating extending over the face surface of the foundation.
56 . The method of claim 49 , wherein said configuring said foundation contacting portion comprises configuring said foundation contacting portion to extend a distance downward of at least one-quarter inch.
57 . The method of claim 49 , wherein said forming said flashing member comprises forming said flashing member from a metallic material.
58 . The method of claim 49 , wherein said forming said flashing member comprises forming said flashing member from a polymeric material.
59 . A method of installing a flashing at a foundation and exterior treatment interface of a building structure, the method comprising:
providing a flashing member including a j-channel portion having a wall flashing portion and a channel portion and said flashing member including an extension member having a foundation contacting portion, said extension member extending downward from said channel portion of said j-channel portion; attaching said flashing member to a wall positioned on the foundation so that said foundation contacting portion is positioned against a face surface of the foundation configured to reduce moisture intrusion from entering behind the foundation contacting portion.
60 . The method of claim 59 , wherein said providing said flashing member comprises providing said flashing member with a drip flange extending downwardly outward from an end of said foundation contacting portion configured to direct moisture away from the foundation.
61 . The method of claim 60 , wherein said providing said flashing member with said drip flange comprises providing said drip flange with a folded-back portion wrapped around an under-side portion of said drip flange.
62 . The method of claim 61 , wherein said providing said drip flange comprises providing a downward extension extending substantially vertically downward a distance from an end of said folded-back portion.
63 . The method of claim 62 , wherein said attaching said flashing member comprises disposing said downward extension and said foundation contacting portion to be positioned against the face surface of the foundation each configured to reduce moisture intrusion from entering behind the foundation contacting portion.
64 . The method of claim 63 , wherein said disposing comprises disposing said flashing member in preparation for said downward extension to be at least partially covered by a coating extending over the face surface of the foundation.
65 . The method of claim 59 , wherein said attaching comprises attaching said flashing member in preparation to receive the exterior treatment to be disposed at least partially in said channel portion of said j-channel portion.
66 . The method of claim 59 , wherein said attaching comprises fastening said flashing member to the wall of the building structure.
67 . The method of claim 59 , wherein said attaching comprises adhesively attaching said flashing member to the wall of the building structure.
68 . A method of installing a flashing at a foundation and exterior treatment interface of a building structure, the method comprising:
providing a flashing member having an upper portion and an extension member, said extension member extending from said upper portion and including a foundation contacting portion; and attaching said upper portion of said flashing member to a wall positioned on the foundation so that said foundation contacting portion is positioned against a face surface of the foundation configured to reduce moisture intrusion from entering behind the foundation contacting portion.
69 . The method of claim 68 , wherein said providing said flashing member comprises providing said flashing member with a drip flange extending downwardly outward from an end of said foundation contacting portion configured to direct moisture away from the foundation.
70 . The method of claim 69 , wherein said providing said flashing member with said drip flange comprises providing said drip flange with a folded-back portion wrapped around an under-side portion of said drip flange.
71 . The method of claim 70 , wherein said providing said drip flange comprises providing a downward extension extending substantially vertically downward a distance from an end of said folded-back portion.
72 . The method of claim 71 , wherein said attaching comprises disposing said downward extension and said foundation contacting portion to be positioned against the face surface of the foundation each configured to reduce moisture intrusion from entering behind the foundation contacting portion.
73 . The method of claim 72 , wherein said disposing comprises disposing said flashing member in preparation for said downward extension to be at least partially covered by a coating extending over the face surface of the foundation.
